What Would Be A Fair Price?

I have a three bedroom, one bath home on Lake Superior, 8 miles West of Brimley, Michigan. It has a new kitchen, new hardwood and tile floors, a 5 person jacuzzi, and a 22 x 32 garage. It is located just off the main trail, four miles from the Bay Mills Resort and Casino.

I am thinking of renting it to snowmobilers this winter. What would be a fair price for a nightly and weekly rental? I would have to furnish the home, as it is empty. But, it could comfortably sleep 6-8 people.

Any thoughts?

I think you could reasonable rent it for $100-130 / night and keep it full all winter - at least every weekend. I'm sure you could rent it out for more than that, but keeping it occupied is the key.

I'm basing this off of a place that I stay at in the U.P. that charges $140 per night. Brand new cabins with in floor heat, 3 bedrooms, 1 bath, sleeps 8, and is on a lake. Has a community pool and hot tub as well as a bar/restaurant on the grounds. By the way, the $140 per night is the cheaper winter rate, these cabins are only available for weekly rental in the summer and the owner charges about $1000 / week and he is full all summer, so if you decide to rent, you may want to look at summer options too.

$120/night between 6 people is pretty cheap. We stayed at the casino last year, but we had 10% of the room price and a free night the next night. Call around and check prices for snowmobile rates. Is the garage part of the rental? You might want to check into renting that out for sled storage. I talked to a guy last year that was thinking about putting up a rental/storage facility. I would seriously think about leaving the sleds for the winter. I would save a ton in gas money.

$30 per head/per night with a 4 person minimum. Of course you could always do a $20 per head for us TY guys LOL>
